Modular vs. Manufactured vs. Site Built

Manufactured Homes
A home built in a controlled, factory environment on a permanent chassis that is designed to be used with or without a permanent foundation when connected to the required utilities. Manufactured homes are built to the federal Manufactured Home Construction Safety Standards enforced by the Department of Housing and Urban Development (HUD) in Washington, D.C. The HUD code sets standards for heating, plumbing, air conditioning, thermal and electrical systems, structural design, construction, transportation, energy efficiency, and fire safety.

Manufactured homes are constructed with virtually the same materials used in site-built homes. However, in contrast to traditional site-building techniques, manufactured homes have the advantage of being built inside a climate controlled factory away from the elements of the weather and they use an engineered design offering the most cost efficient assembly resulting in a much lower cost per square foot.

Manufactured homes may be placed on private property or in a manufactured housing community, also known as a land-lease community since you do not have the expense of purchasing the land.

Modular Homes
Factory-built homes that begin as components and are designed, engineered and assembled in a controlled factory environment. These homes are built to the State of Georgia Residential Building Code which incorporates a steel I-beam floor frame. This is the same code that the Michigan site-built home is constructed to. The advantages are that the steel frame gives more structural integrity to the floor system and does not warp.

An unfamiliar inspector or appraiser will often confuse these homes, "state pre-manufactured," with a HUD-code "manufactured" home. The difference between these homes is the code under which they are constructed. A steel frame has nothing to do with the code or tags that are on the home.

Adrian built modular's are built exceeding the Georgia Residential Building Codes in some areas. For example, Century modular's have 2 x 6 exterior walls and the site built homes have 2 x 4 exterior walls.

Site Built Homes
A structure built on site in accordance with the State of Georgia Residential Building Code. These homes are exposed to all elements of the weather and can take a tremendous amount of time to build, in some cases taking as long as six months. The cost per square foot is much higher than the cost of building a modular home.
