The HUD code is less stringent than the state building code……FALSE

There are some differences between the codes, but the differences are really on the focus. The state code focuses more on what type of lumber and electrical wire to use, where the HUD code focuses on the ultimate performance. The HUD code is more restrictive pertaining to the ventilation, flame spread, and structural loads.

Manufactured and Modular homes depreciate in value......FALSE
Appreciation on any home whether it's a site-built, manufactured, or modular home is affected by the same factors: the desirability and stability of the community, supply and demand for homes in the immediate area, and maintenance and upkeep of the home itself. When properly maintained, the home will appreciate the same as the surrounding site-built homes.

Manufacturers do not use the same building materials as site-builders......FALSE
Adrian Homes uses the same building materials as site-built homes, but in a controlled factory environment. The benefit of the climate controlled environment is that there will not be any costly delays due to warped or damaged building materials. Each aspect of the building process is inspected by several inspectors.

There are no financing programs available for manufactured and modular homes......FALSE
The FHA and conventional programs are available for both manufactured and modular homes, the same as for the site built homes. The rates are based on each client portfolio for all homes regardless of their classification.

Manufactured Homes are more susceptible to Fire than Site-Built Homes......FALSE

A national fire safety study by the Foremost Insurance Company showed that site-built homes are more than twice as likely to experience a fire as manufactured homes. Fire resistance provisions of the HUD code include strict standards for fire retardation and smoke generation in materials, large windows in all bedrooms, smoke alarms, and at least two exterior doors which must be separate from each other and must be within 30 feet of all bedroom doors. Site-built homes are required to have only one exterior door and no "reachability" requirement.

Manufactured Homes are more Vulnerable to Damage from Tornadoes.....FALSE
The joke "mobile homes attract tornadoes" is simply not true. There is no meteorological or scientific basis to prove this. It is more reasonable to say that manufactured housing is largely found in rural and suburban areas where tornadoes are most likely to occur. Proper installation and anchoring of the home is critical in the performance of the manufactured home in severe weather situations.
